DESIGN BRIEF & REVIEW
To help us understand your project, please provide a Design Brief before our consultation. Include the project address, any existing plans, a description of your goals for your home renovation or new build, a list of "must-haves" and "would-likes," and your budget and timeline.

If you don’t have a detailed brief, that’s fine! Share what you know, and we’ll begin with a desktop review of your property.

INITIAL CONSULTATION (Fees Apply)
Our first consultation is a personalised, in-depth discussion about your project, ensuring we’re the right fit for your vision. Held on-site, this consultation is an excellent opportunity for us to understand your needs and goals while setting the stage for a successful, collaborative partnership.
Here’s what you can expect during the session:
- Review of Provided Information: Bianca will carefully assess all the details you’ve provided, including your Design Brief, to fully understand your expectations and project scope.
• Feasibility Discussion: We’ll explore what’s possible based on your brief, the land, or the existing dwelling. Bianca will outline the design and building process, along with the key steps required to secure design and building approval.
• Clear Next Steps: By the end of the meeting, we’ll have a thorough understanding of your project and will provide you with an official Quote & Agreement to kick off your journey toward a successful design and build.
This consultation is the first step toward bringing your vision to life with expert guidance every step of the way.

CONCEPT DESIGN
Before beginning the concept design, BCG Building Design will collaborate with consultants to identify underground infrastructure and conduct necessary surveys. This ensures we can accurately bring your vision to life while meeting local council approval requirements. Your concept designs will be shaped by your Design Brief, with careful consideration of the local environment, orientation, planning regulations, and the functionality of the space. Our approach is purposeful, providing you with clear, practical designs to guide your build with confidence.

PRELIMINARY DESIGN/ D.A PLANS
Once you're happy with the layout and design, BCG will consult with your builder and other necessary experts to refine the plans, bringing them to a stage ready for submission to the certifier or city council. This is a collaborative process where we gather consultant reports, documentation, and advice to ensure our plans align with all required information.

CONSULTANTS
BCG Building Design works closely with a network of trusted experts, and for your convenience, we will manage and coordinate these consultations on your behalf. This includes introducing you to our trusted builders, interior designers, and tradespeople, as well as facilitating the process with engineers, surveyors, soil testers, and managing certifications and council approvals.

CONSTRUCTION DRAWINGS
Construction drawings are the final, detailed plans that guide the building or renovation process, providing clear instructions for contractors to ensure accurate execution. These drawings are essential for obtaining permits, as they help authorities assess compliance with building codes and regulations. They ensure the project is built according to the intended design and meets all legal and safety standards.

BUILDING APPROVAL
To move forward, you'll need to submit your plans, reports, and documents to an independent Building Certifier for approval. They will assess your plans against the relevant Building Codes to ensure compliance with Australian standards.
Before construction can begin, you must select a builder to finalize your construction quote. If you choose to work with our team at BCG, we will support you throughout this process, ensuring a seamless transition from design to construction.
