DESIGN BRIEF & REVIEW
To gain an accurate vision of your project before our first consultation, BCG Building Design will request your Design Brief to understand your project scope clearly.
Your brief should include the project address, any existing plans you may have, a detailed list of your "must-haves" and "would likes", plus your timeframe & budget.
Please use the Project Enquiry Form
In addition, a Refined Vision Board is a selection of images that translate the architectural style you would like to achieve.

A cost guide & approximate start date will then be provided by BCG Building Design.

INITIAL CONSULTATION (Fees Apply)
Our first consultation (if appropriate) will be on-site. This consultation is an opportunity to discuss your project and ensure we make a great working team. First, Bianca will assess all the information you have provided, including your Design Brief and Vision Board. Next, Bianca will discuss what's possible, considering your brief, land or existing dwelling and explain the process and associated steps needed to achieve the desired design & building approval. Finally, with this wealth of information, an official Quote & Agreement will be provided to start your project.

CONCEPT DESIGN
Before the concept design begins, including Site Plans, Floor Plans & 3D Renders, BCG Building Design will arrange consultants to locate underground infrastructure & surveying. Obtaining this information first ensures Bianca truly captures your desired vision to a standard that local councils will approve. Your concept designs will take in your Design Brief and Vision Board but also consider a holistic approach to the local environment, orientation, and local planning, as well as practicality and functionality in the space and area.

PRELIMINARY DESIGN/ DAPLANS
Once you are happy with the layout and aesthetic, BCG will obtain feedback from your builder. Your approved design concepts, including site plans, floor plans, 2D elevations, and 3D renders, will then be completed to a stage ready for Council Town Planning submission, who will review your plans and achieve a Development Approval.

CONSULTANTS
In some instances, obtaining consultants for soil testing, engineering, fire and flood assessment, energy reports, hydraulic design, building certifiers, and interior designers may be necessary.
BCG Building Design has a valued team of experts to recommend, or, for efficiency, as an added service, we can facilitate and manage these consultations on your behalf.

WORKING DRAWINGS
Workings drawings will commence upon approved Council Town Planning Applications. Drawings typically include plans to be prepared for construction, such as slab layout, electrical plans, sections, driveway design, and roof plans. Working drawings will be customised to your project needs.

BUILDING APPROVAL
Once you have approved your plans, you will be required to collate and submit your plans, reports and documents to an independent Building Certifier for preliminary building approval. They will assess the plans against the relevant Building Codes and ensure they meet Australian standards.
Before the plans are released and endorsed to start building works, you must have a chosen builder who will then be able to finalise your construction quote.
